Dubai Marina Move-Out Checklist: Everything to Do Before Handover

Moving out of a Dubai Marina apartment becomes much easier when you handle the paperwork in the right order: notice, movers and lift, utility clearance, permits, then handover.

Trying to do everything in the final few days creates avoidable problems. Building approvals take time, lift slots may already be booked, and missing paperwork can delay your movers even when everything inside the apartment is packed and ready.

Here is a step-by-step checklist you can follow from around 60 days before handover until your deposits are back.

Start here: the four-step order that matters

The physical move is only one part of leaving an apartment in Dubai Marina. Before movers can carry the first box into the service lift, several other things normally need to be coordinated.

StageWhat to arrange
1Landlord notice
2Movers and service lift booking
3Utility clearance
4NOC and building move-out permit

Don't assume: requirements vary between towers. Booking a moving company does not automatically mean the building will let the crew in. Contact your landlord and building management early.

60 days before: give notice

Your tenancy contract should be the first document you check.

What your tenancy contract says about notice periods

Look for the sections covering notice requirements, renewal, non-renewal, early termination, handover obligations and maintenance responsibilities. Don't rely only on what you remember being told when you moved in — the written agreement should guide your planning.

If you are unsure how your notice period applies to your specific tenancy, confirm it with your landlord or property manager before setting a moving date.

How to send notice so it is provable

A casual phone conversation is difficult to prove later. Keep a written record that clearly shows:

  • the date the notice was sent
  • your intention to leave
  • the tenancy concerned
  • your expected handover date

Save the reply as well. You may need that thread if there is later disagreement about when notice was given.

What happens if you miss the window

Missing a required notice period can complicate your exit, and the consequences depend on your agreement and circumstances. If you think you have missed the deadline, speak to the landlord early rather than waiting until move week.

30 days before: book your movers and your lift

A common mistake is booking movers without checking building availability. In Dubai Marina, the two bookings need to work together.

Why Marina lift slots book out first

High-rise moves depend heavily on service lift access. You can easily have a moving company free on your preferred date while the building has no suitable lift slot left. Check both before finalising anything.

Ask building management:

  • whether a move-out permit is required
  • how the service lift is booked
  • what moving hours are allowed
  • what documents they need from the moving company
  • whether a refundable building deposit applies
  • whether corridor or lift protection is required

What your mover needs from you at booking

Give your mover enough information to plan the job accurately:

  • building name and current floor
  • apartment size and destination address
  • preferred moving date and available lift slot
  • furniture that needs dismantling
  • any unusually large or fragile items
  • the building's documentation requirements

14 days before: start your DEWA clearance

Don't leave utility closure until after you have handed over the apartment.

How to request a final bill

Start the process early enough that you understand what needs to be completed before handover. Keep copies of confirmations, bills and account records — your landlord or building management may ask for evidence of the final utility status. You can check the current move-out process on the DEWA website.

Your security deposit refund

Your DEWA deposit and your landlord's tenancy deposit are separate matters. Don't treat them as one refund. Keep a simple record:

DepositWho holds itStatus
DEWA depositDEWAPending / requested
Tenancy security depositLandlord or agentPending
Building move depositBuilding management[VERIFY if applicable]

What to do if you have an outstanding balance

Deal with outstanding utility charges before the final handover wherever possible. Leaving unresolved balances until the last minute can delay paperwork you need for the move itself.

7 days before: paperwork with your building

By this stage the apartment should be mostly packed, and your attention should shift to approvals.

Getting an NOC from your landlord

Some buildings request landlord documentation or a No Objection Certificate as part of the move-out process. Confirm the requirement directly with your building management — don't assume the same rules apply across every Marina tower.

The move-out permit and what it requires

Ask for the building's exact checklist. Documents may be needed from both you and your moving company.

Documents in your name

Management may request tenancy-related information, resident identification, utility documentation and landlord approval. Confirm the exact list with your building.

Documents from your moving company

Your mover may be asked for company documentation, insurance information, crew identification and vehicle details. Send these requirements to the moving company before move day, not on the morning itself.

The refundable building deposit

Some buildings require a refundable move deposit to cover potential damage to shared areas such as the lift or corridors. [VERIFY typical amount / process]

Ask how much it is, who pays it, how it should be paid, when the inspection happens and how the refund is processed.

3 days before: Ejari, internet and everything else

The last few days should be about closing loose ends, not organising the entire move.

Cancelling or transferring Ejari

Confirm what needs to happen to your existing tenancy registration as part of your move, and keep any confirmation documents with your handover records. Current requirements are published by the Dubai Land Department.

Etisalat and du disconnection

Plan your internet service around your actual moving date. If you work from home, think about whether you need connectivity until your final evening in the apartment. Both Etisalat and du handle relocation and disconnection through their own account pages.

Chiller account

If your building uses a separate chiller provider or account arrangement, include that in your closure checklist. It is easy to remember electricity and internet while forgetting a building-level service.

Address changes worth doing early

Update the organisations that still use your physical address: banks, employer, delivery accounts, subscriptions, insurance providers, schools and personal records.

Move day: what to check before you hand back the keys

Don't rush the final inspection just because the truck has left.

The walkthrough

Walk through every room slowly and check walls, floors, doors, cabinets, bathrooms, the kitchen, balconies and fixtures. Make sure nothing has been left behind — including storage cupboards and the balcony store.

Photograph everything

Take clear photos of the empty apartment, including any area that might later become part of a deposit discussion. Photographs are your record of the property's condition when you left.

Meter readings

Where relevant, record final readings or account information before leaving, and keep them with your move-out documents.

Worth knowing: if the new place needs repainting or a handyman before your furniture arrives, book it for the same week. Our painting service is usually easier to schedule while an apartment is still empty.

After handover: chasing your deposits

Moving day is over, but the administrative part may not be.

Know which deposit you are following up

You may have more than one — the landlord security deposit, the building move deposit and the utility deposit. Track them separately.

Typical timelines

  • Building deposit return: [VERIFY]
  • Utility refund timeline: [VERIFY]

What if a deduction seems unfair?

Ask for a clear explanation of the deduction and keep your move-in, move-out and communication records organised. Your photos are particularly useful if the disagreement concerns the apartment's final condition.

FAQs

How much notice do I have to give my landlord in Dubai?

Check your tenancy agreement rather than relying on a generic notice period. Your contract should explain the notice and non-renewal terms that apply to your tenancy.

Can I move out before my Ejari expires?

Your ability to leave early depends on your tenancy arrangements and any early-termination conditions. Review the contract and agree the exit process with your landlord.

What happens to my DEWA deposit when I move out?

Treat the DEWA deposit separately from your tenancy security deposit. Complete the relevant account-closing process and keep your confirmation documents.

Do I need an NOC from my landlord to move out?

Some building management teams request landlord approval or an NOC before issuing a move permit. Confirm directly with your building.

How long does the landlord have to return my security deposit?

[VERIFY current guidance before publication]

Can my landlord deduct for normal wear and tear?

Deposit deductions depend on the condition of the property and the applicable tenancy arrangements. Photograph the apartment carefully at handover and keep written records.

What if I lose my move-out deposit because of lift damage?

Ask building management for evidence of the damage and the basis for any deduction. Your moving company should also be told immediately if the issue relates to the move.

Do I need to repaint the apartment before handover?

Check your tenancy agreement and agreed handover requirements rather than assuming repainting is automatically required.

Need help with the physical move?

Send your building name, apartment size, destination and preferred date. We'll confirm a fixed price and work around your lift slot.
